Q: How much are dues? Are they paid yearly or monthly?
Century Oaks Homeowners Association's annual general assessment is charged from January 1st of the year through December 31st. Without approval from two-thirds of the membership, the annual general assessment cannot be increased more than 10% above the assessment for the previous year. Failure to pay the general assessment by the due date will incur interest and penalties (0.8333% per month; 10% APR), collection and court costs, and reasonable attorneys' fees (see CCR Article II, Section 2.10).

Q: What is the history of dues increases?

Q: Are there any transfer fees?
No. There are no transfer fees associated with buying a home within the Century Oaks subdivision.

Q: What amenties or services are provided through my dues?
The Annual General Assessment provides funds to carry out the duties of the Association, which primarily focuses in operating, administering, managing, repairing, replacing, and improving the common areas of Century Oaks. These common areas include: our entrance at Meadowlark Drive, our walking trail and common areas adjacent to Muddy Creek Greenway, our playground, and the Century Oaks Community Pool and associated common areas.
Q: How does a new resident access the Century Oaks Community Pool?
Please refer to pool information links in our web site. Each household is issued two physical key FOBs and these should be transferred along with the other house keys at property closing. The real estate agents should ensure transfer of the pool key FOBs. Be sure the correct physical key FOBs are transferred to you as these were all updated in 2022 and the old obsolete key FOBs are non-functional. See photo below for current pool Key Fobs.
Q: Can I pay dues online or with a credit card?
No. Because of the costs associated with accepting online or credit card payments, Century Oaks Homeowners Association does not accept online payment. HOA Dues can be paid via Zelle, if that payment option is available with your bank. Otherwise, we recommend using your bank's Bill Pay service to schedule your payment.
Q: Is the homeowner at __________ paid up and in good standing?

Q: Can I get a copy of the Convenants, Conditions, and Restrictions for the Century Oaks subdivision?
Yes. The Century Oaks' CCR and modifications (amendments) to date are available online, either on our website or at forsythdeeds.com.
Q: Can I park a boat, camper, recreational vehicle, or similar equipment in my driveway or on the street?
No. "No boat, marine craft, hovercraft, aircraft, recreational vehicle, pick-up camper, travel trailer, motor home, camper body or similar vehicle or equipment may be parked for storage in the driveway or front yard of any dwelling, or parked on any public street in the Subdivision, nor shall any such vehicle be stored in the side or rear yard of any residence unless completely concealed from public view." Q: Can I have chickens?
No. "No animals, livestock or poultry of any kind shall be raised, bred, or kept on any property in the Subdivision except that dogs, cats, or other household pets may be kept for the purpose of providing companionship for the private family. Animals are not to be raised, bred, or kept for commercial purposes or for food. It is the purpose of these provisions to restrict the use of the property so that no person shall quarter on the premises cows, horses, bees, hogs, sheep, goats, guinea fowls, ducks, chickens, turkeys, skunks, or any other animal that may interfere with the quietude, health or safety of the community." Q: Can I build a storage shed, small building, or accessory dwelling unit (ADU) on my lot?
No. "Except for children's playhouses, dog houses, greenhouses, gazebos, no building previously constructed elsewhere shall be moved onto any lot, it being the intention that only new construction be placed and erected thereon. No detached utility buildings of any type shall be allowed. See CCR Article I, Section 1.9(l).
Q: Can I construct a fence on my lot?
Yes. Before signing a contract or agreement with a fencing company, a site plan to confirm conformity with setback requirements and either photographs or illustrations of the fencing materials and decorative quality must be submitted to the Association Board for architectural approval (see CCR Article I, Section 1.10). In addition, fencing cannot extend above four feet in height or be made of chain link (see amendment RE-2074-781), and must conform to the setbacks specified in Century Oaks' restrictive covenants and amendments: "No fence or wall shall be permitted to extend nearer to any street than the front building line of the residence. On any comer lot, the setback from the side street shall be twenty (20) feet to any fencing."
Q: What can you tell me about the 40+ acre property that is adjacent to Shady Maple?
Answer: That property address is 4870 Robinhood Rd, which was previously owned by Crescent Media Properties/Curtis Media Group. It once contained 4 radio transmission towers to broadcast the WSJS 600 radio signal. The radio station was sold in 2021 and the property was sold in a separate transaction in July 2022 to 4870 Robinhood TRTORV. Immediately after the property sale, the new owners made a rezoning request from RS-9 to higher density RM-12. The initial rezoning request was W-3546, which was withdrawn and later replaced with W-3555. The City-County Planning Board heard the case and recommended rezoning approval on 12/8/2022. Winston City Council formally approved the rezoning request on 1/3/2023. The rezoning includes apartments and an Independent Living facility currently advertised as "Sunshine Village". It does include interconnection into the Century Oaks neighborhood. The current owners have 4870 Robinhood Rd listed for sale (as of this writing). Prospective home buyers are encouraged to research the status of this property and any future rezoning/development requests.
